Flexible property management

Student Accommodation Services, also known as SAS Lettings, is a joint venture between Residential Services and the Students’ Union and is the first port of call for students looking to find accommodation in the private sector.

As a landlord, SAS offer you three levels of service, helping you to make the most from your property:

Fully Managed Service

The fully managed scheme is designed to take the hassle out of property management. We manage over 145 properties across Swansea on behalf of landlords.

The service includes:

Finding tenants
Preparing the inventory and taking photographs
Property inspections
Maintenance management

There are no hidden fees and the management charge is deducted from the rent paid by students. Once the students have moved in, the rent is guaranteed for the duration of the tenancy.

All properties on our Managed Scheme are visited and assessed before we consider taking them on to ensure they meet our minimum standards. We score each property based on set criteria such as quality of kitchen, bathroom, decor and furniture. The score then falls into a Band which has a set rent attached to it.

Tenant Find Service

If you prefer to manage your property yourself, SAS offers a tenant find service. This involves:

An initial property inspection
Advertising
Property viewings
Setting up contracts
Initial rent payment

The management is then handed over to you to handle directly with the students.

Students will either be expected to sign one joint contract or individual contracts with someone acting as a guarantor - the choice of contract is down to the landlord(s).

Advertised Service

SAS also offers an advertised service through the online portal ‘Studentpad’, the number one property search engine for students looking for private accommodation in Swansea.

Every property SAS works with is listed on Studentpad.

Properties are let on a 47 week full rent tenancy running from the beginning of August until the end of June. The remaining 4 weeks are for landlords to get the properties ready for new students and for SAS to put the welcome information, signage and inventories into the properties.

The more properties you list with SAS, the lower the charge. The management charge doesn't include VAT as we do not charge VAT on the management service and there are no set up costs for landlords.

Properties are registered on a calendar year basis and must be re-registered every year (regardless of the month registered). The cost covers Registration and Advertising until 31 October.
